Raised Access Flooring (RAF), also known as false flooring, is a modular pseudo floor system installed above the structural slab to create a service void. This underfloor plenum void is used to safely route electrical cabling, data lines, HVAC, fire systems, and other building services while maintaining easy access for maintenance, upgrades, and reconfiguration.
The system typically consists of precision-engineered panels supported on adjustable pedestals and stringer grids forming a stable, level, and load-bearing floor surface. Each panel can be individually lifted to access the services beneath making maintenance and repairs fast and easy.
Raised access flooring is widely used in environments where flexibility, service accessibility, and cable management are critical, including:
Besides server room, they are used to create a continuous pseudo floor allowing tiles or carpets to be laid above while enabling full underfloor access to manage power, data, voice, security & other cabling and HVAC in areas such as:
These spaces support constant footfall and high load capacity while providing cable access for checks and repairs.
Types of Raised Access Flooring Systems
Raised access flooring systems are available in different configurations to suit varying load requirements, service accessibility, and usage conditions. Panel selection depends on the application and environmental conditions, whether it is equipment-intensive or designed for high human footfall and operational flexibility.
Bare tiles are raised floor panels manufactured using high-grade steel sheet with a cementitious core. These tiles offer excellent load-bearing strength and durability. They have a bare top surface giving complete freedom to apply customized floor finishes as per design requirements such as carpets, PVC, rubber or vitrified tiles.
The panels feature folded gussets and a corner lock system, where each tile is securely fastened to the pedestal and pvc caps at all four corners using high-tensile screws. The system can be installed directly on RCC slabs with desired finished floor heights (100-1000 mm), making it ideal for modern offices, airports, banking offices allowing easy wire and cable management while providing a rigid and stable walking floor.
Key Features:
Applications:
Open Offices, IT Parks, Airports, Banking & Financial Institutions, Command Centres, Levelling sunken floors of Large Commercial Buildings.
Laminated tiles are same as bare tile panels but the top is finished with high-pressure antistatic laminate or conductive PVC. It offers static control and safety while also giving a refined appearance. Factory finished tiles with anti-skid surfaces and conductive edge beading dissipate static electricity and protect sensitive electronic equipment- making them popular in office server rooms, data centres and technology-driven environments where accessibility, load capacity and aesthetics go hand in hand.
Key Features:
Applications:
Server rooms, Data centres, HUB room, UPS room, EPBX room, Plant control rooms, IT parks, and commercial workspaces.
This is a lightweight panel preferred for areas where specified self-load requirement is less. The panels are made using high-density chip board, the bottom is clad with 0.5mm G.I. or aluminum sheet while the top is finished with antistatic laminate or PVC. Four sides of the tile are covered with conductive black PVC stripes. In case of bare panel, both top & bottom sides are covered with 0.5mm G.I. or aluminium sheet. The panels are rested on rigid grid system of steel pedestals & stringers. Bare panels are also available in corner lock type and can be finished with antistatic carpet or PVC tiles. The wood core as an inherent property provides good sound absorption (footstep noise, etc).
Ideal for – Large open office spaces requiring low self-load such as Studios.
These panel cores are made out of high-density calcium sulphate material bonded with resins. They provide excellent load bearing capacity & very high fire resistance levels. The calcium sulphate core panels are finished with antistatic laminate or PVC on top, while the bottom is clad with 0.5mm G. I. sheet & sides are covered with conductive black PVC stripes. The self-load of this system is high compared to wood & steel floors.
Ideal for – Oil refineries, Gas stations & Offshore platforms
Under structure : This consists of pedestals, stringers & screws made out of zinc-coated steel / hot dipped galvanised. Available in different heights & thickness as specified. Aluminium die cast head pedestal are also available for low lock system.
Ventilation Panel : Alos know as Airflow panels, they are an all steel construction, available in size 600mm x 600mm x 50mm. Top surface of these panels are finished with antistatic laminate & beading. Each panel has 22mm dia. holes laid out to provide 42% open area for air circulation. A special metallic damper is attached on the underside of the tile for controlling the airflow (adjustable by a key from the top without opening the panel). These panels are recommended for server rooms, where under -floor precision air-conditioning units are installed.
Panel Lifter : A small handy tool for removing & re-placing the tiles during maintenance operations without damaging the edges.
POP-UP (Electrical Switch) Box : A levelled concealed box with a flip top, for electrical sockets and service point for plugs of server room racks.
Grommets : These are made out of high-grade PVC or fibre and are available in round and rectangular shapes. Used to create a boundary on the edge of cutouts, they prevent cuts and damage to wires while being pulled for installation & maintenance. Besides controlling the air leakage, Grommet adds a finished look to the whole installation.
